Major Defects of an Air Conditioning System
These are critical defects that a technician should catch when performing an inspection.
These items are usually a safety hazard or a defect which are quite likely to involve significant repair or replacement cost, and which involve components or systems which are necessary to occupy and use the building.
- Air conditioning compressor needs replacement
- Inadequate cooling capacity for building.
- Refrigerant leaks at condenser or evaporator coils (usually requires replacement of coil.)
- Dirty air handler. (Major expense to clean properly.)
- Major ductwork leakage
- Unsafe electrical wiring or breakers
